REAL-WORLD U.S. PROPERTY NUMBERS

What US$100,000 Can Buy an Australian Investor in Pittsburgh

For many Adelaide investors, the most surprising part of Pittsburgh is simply what a residential property can cost compared with Australian capital-city prices.

US$100,000 is still a meaningful property budget

In parts of Pittsburgh, a budget around US$100,000 can still put an investor in the market for a single-family home. Inventory and pricing change, and some properties at this level need substantial work, but the point is that the entry price can be dramatically lower than an investment property in Adelaide.

Price alone means very little

A US$70,000 house is not automatically better than a US$110,000 house. The cheaper property may sit on a weaker street, have expensive deferred maintenance or attract lower-quality tenancy. I look at the relationship between price, rent, condition, location and ongoing expenses rather than hunting for the lowest purchase price.

Use rent that can be verified

If an advertisement says a property will rent for US$1,200 per month, I want supporting evidence. That can include an existing lease, recent comparable rentals and a local property manager’s assessment. A small difference in realistic rent can significantly change annual cash flow on a lower-priced property.

Budget for the expenses that do not appear in the headline

Property tax, insurance, management, vacancy and maintenance all come out of gross rent. Older houses can also need roofs, furnaces, sewer work, electrical upgrades or foundation repairs. A sensible analysis includes reserves rather than assuming every month will be perfect.

An example of the type of deal I watch

The CrossBorder Cashflow homepage features 1336 Complete St in Pittsburgh as an example of the type of investment I would investigate: a relatively low asking price, existing tenancy and professional management. The listing and numbers can change, so it is presented as an educational example rather than a recommendation or guaranteed return.

Why a lower entry price can help with scale

When individual properties cost less, an investor may eventually be able to diversify across several rentals rather than concentrating all capital in one property. That can be attractive, but scale should come after systems are working. Buying five mediocre properties is not better than owning one excellent one.

Convert the currency, but analyse the U.S. deal in U.S. dollars too

Australians naturally think in AUD, but the property earns and spends money in USD. Currency movements can affect the Australian-dollar value of income and capital. Keep that separate from the property-level question: does the house itself produce sensible cash flow in its local market?
