COMMON MISTAKES

10 Mistakes Australians Should Avoid When Buying U.S. Property

U.S. property can look extraordinarily cheap from Australia. That is exactly why it is easy to move too quickly and buy the wrong thing.

1. Buying because the price looks cheap

A cheap house can be expensive to own. Low price alone tells you nothing about rent quality, maintenance, location or resale demand.

2. Treating the USA as one property market

Every state, city and neighbourhood is different. Landlord laws, taxes, insurance, employment and housing stock can change the investment completely.

3. Believing projected rent without verifying it

Use existing leases, comparable rentals and local management input. A seller’s projection is not the same thing as market evidence.

4. Ignoring property management until after closing

Remote ownership depends on good management. Interview managers and understand fees and agreements before committing to the purchase.

5. Underestimating maintenance

Older homes can require roofs, furnaces, sewer repairs, foundations or electrical work. Build reserves and inspect the major systems.

6. Assuming an LLC eliminates all personal exposure

An LLC may be useful, but it is not a guarantee of zero personal liability. Get legal advice and maintain appropriate insurance.

7. Taking tax advice from the person selling the property

Cross-border tax can be complex. Use qualified advisers who understand your circumstances in both Australia and the United States.

8. Buying based on appreciation alone

Future price growth is uncertain. I prefer deals where the rental economics can make sense while I hold the property.

9. Failing to verify tenant-occupied deals

Check the lease, rent, deposit, management arrangements and property condition. An occupied property can be attractive, but only when you understand exactly what you are inheriting.

10. Scaling before the first system works

The ability to buy inexpensive houses can create pressure to acquire several quickly. Get the first property, management, banking, reporting and maintenance process working before you accelerate.
