AUSTRALIA VS U.S. PROPERTY
Australian Property vs U.S. Property: The Cash-Flow Difference
The reason I continue buying U.S. rentals after moving back to Adelaide is simple: for my strategy, I find the cash-flow mathematics more compelling.
This is not a prediction that Australian property will fall
Australia has produced extraordinary long-term property growth in many markets. My decision is not based on believing Australian homes cannot appreciate. It is about what I personally want an investment property to do: generate income without needing future price growth for the investment to make sense.
Entry price changes the entire equation
When the acquisition price is high relative to achievable rent, an investor can be left contributing cash each month. In selected U.S. markets, much lower purchase prices can create a very different relationship between the cost of the asset and the rent it can produce.
Cash flow can provide patience
If a property is producing healthy positive cash flow, I am less concerned about short-term movements in its market value. I can continue collecting rent and holding the asset. If an investment is heavily dependent on appreciation, a downturn can feel very different because the expected growth was doing more of the work.
The U.S. has risks Australia does not
Lower prices do not mean lower risk. U.S. property can involve unfamiliar taxes, insurance, local regulations, older housing stock, currency exposure and the challenge of managing remotely. The opportunity is real, but so is the need for due diligence and local expertise.
Tax treatment is complex across two countries
U.S. property owners may encounter deductions and depreciation, but an Australian resident can also have Australian reporting obligations. Cross-border taxation is not something to solve from a social-media post or generic article. Qualified advice in both jurisdictions is essential.
My strategy is income first
I prefer to buy where the rental economics make sense today and regard appreciation as an additional benefit rather than the entire thesis. That philosophy is why I continue acquiring U.S. rentals even though I now live in Adelaide.
Different investors can reasonably choose differently
Someone seeking an owner-occupier home, a highly leveraged growth strategy or a property they can personally inspect every weekend may prefer Australia. CrossBorder Cashflow is for investors who are specifically interested in understanding the alternative: remotely owned U.S. residential rentals built around cash flow.
